In partnership with the Black Creek Group, MGL Partners holds a long-term ground lease on a 19-acre parcel of land located one block from the Fitzsimons Life Science District, a former military base now dedicated to health care, scientific research and bioscience enterprises.
Currently the largest medical-related development project in the United States, the 578-acre complex is home to the Anschutz Medical Campus, which includes the University of Colorado Hospital, the University of Colorado Denver’s Health Science School, and The Children’s Hospital. The complex will also include the 1.1-million-square-foot U.S. Veterans Health Administration Hospital that commenced construction in 2012. Already home to 16,000 employees, the campus is projected to employ more than 45,000 people at full build-out. Over 700,000 patients come through this complex every year.
To meet a rapidly growing demand for residential and commercial space, MGL Partners successfully rezoned the property to allow for up to 970 multi-family residential units and more than 800,000 square feet of commercial space. The first phase of multifamily rental is complete and fully leased.
